What is the move out procedure?
- Inform our office in writing 30 days prior to vacating the property.
- If you've yet to complete a 1 year lease you'll be ineligible to recieve your security deposit back.
- If you've served your 1 year lease or have occupied a property for in excess of 1 year, a 30 day notice (in writing) is all that is required, and you'll be eligible for your security deposit (minus cleaning fee and excessive damages).
- Please return the keys to our office or you can lock them inside the property after moving out. (Please let our staff know which option you've elected for)

Who's responsible for pest control?
After signing your lease, within the first 10 days, we will cover any pest problems (Roaches, mice, ect). After that intial 10 day period tenants are respondisble for keeping pests out of their home, which includes preventative treatments. We reccomend clean house habits and periodically spraying for pests to prevent any potiential issues.

What should I do if I have a burst pipe?
Please keep yourself informed about your property. Ensure you know where your water main shut off is and that you have a water key to shut your water off.
If you don't have a water key please contact our office and we will provide one for you (that will stay at the property).
If there is a "t" valve that can contain the leaking pipe, please shut that off, otherwise please go to your water main and shut the water off at the street.

Who is responsible for lawn care?
Unless spesifically noted in your lease, you, the tenant are respondsible for either performing or hiring lawn care. This includes mowing, cleaning leaves, picking up twigs and weeding.

What to do in a Maintenance Emergency
If its an emergency with utilities on their side please call the appropriate utility company first, then call us.
During normal business hours please call our office at 405-843-2563 or submit a maintenance request online.
After hours you can call 405-418-4593. Please only call this number if it's an emergency. Thank you.
